How to read a plate when a real one is put in front of you

Most disputes about apartment size are not disputes about the drawing. They are disputes about which area the number describes. Three different numbers can describe the same home, and they can differ by a third or more.

The gap between carpet and super built-up is the loading factor. Ask for it as a percentage, in writing, for the specific unit you are being offered. A plate that only ever quotes super built-up is telling you something about the seller.

Then check the drawing itself. Confirm the plate is dimensioned rather than merely proportioned. Confirm which walls are structural and cannot be moved. Confirm whether the balcony, utility and deck areas are inside the carpet figure or added to it. Confirm the door swings and the position of shafts, ducts and the electrical panel, because these govern where furniture can actually go. Confirm the ceiling height. And confirm the orientation of the plate against the site layout rather than against the page it is printed on, because a plan is often rotated for the brochure.

What to demand in writing

Ask for the registration number before you ask for anything else, and read the unit schedule attached to it. Ask for the carpet area of your specific unit, identified by tower and unit number, not a range for a type. Ask for the undivided share of land attached to that unit. Ask which area basis every price in the cost sheet is calculated on. Ask for the sanctioned plan reference for the tower, and check that the floor your unit sits on exists on it. Ask for the filed completion date.

Take all of it in writing, on the promoter's letterhead, and then verify the registration yourself at rera.karnataka.gov.in. If a registration number cannot be produced, none of the above can be checked, and that is the position for any project marketed as Prestige Rosewood today.
